A study by Carnegie Mellon University from July 1998 through December 2006 detailed the cost of low-slope commercial roof replacement over nine years. The study featured 100,000 square meters of roofing on 38 university-owned buildings. The life quality of the roofs ranged from brand-new to roofs over 50 years old. All of the buildings are located in the Pittsburgh, Pennsylvania metro area, which makes for a consistent study climate.
During the study, the roofs yielded 1,781 leak-related work and repair logs. This averaged to approximately 200 incidents or a little over five leaks per building every year. The university spent over $4.5 million in repair and replacement costs. (Source) In 2004 alone, Carnegie Mellon spent over $1.6 million in roof replacement costs, almost $1 million more than was spent the previous year.
