Whether you’re buying your first home or your fifth, each experience is different. You’re likely not buying a home for the same reason now as you did previously, so your priorities may have changed. Because of this, it makes sense to know the best people to have in your corner when it’s time for a change of address. As an older adult, you probably won’t have to worry about great schools or community playgrounds, but you will need to look ahead to accessibility and easy access to services, such as public transportation and healthcare.

Here are five professionals that can help you on your path to homeownership as an empty nester.

SRES.

A SRES, or Senior Real Estate Specialist, is an agent who’s undergone special training to better understand the needs of mature adults. They are fully versed in the lifestyle most older adults seek, and have an intimate knowledge of buying, selling, and relocating at this stage of life. However, make sure that you properly vet the agent beforehand by asking them important questions. For example, ask about their fees, how many sales they’ve had in your target neighborhood, and if they’ve had any complaints lodged against them.

Mortgage broker.

Unless you plan to pay cash for a new home, you’ll need to establish a relationship with a bank or mortgage agent. The older you get, the more important this relationship becomes. Your mortgage lender can help you make smarter decisions and find a loan that works for your income and a payment schedule you’re comfortable with.

Homebuilder.

Many existing homes aren’t built with the needs of seniors in mind. Fortunately, if you choose a home builder with many different floor plans in a senior-oriented community, you’ll have lots of options, and you can customize your new home based on your needs.

Rendering artist.

An architectural rendering specialist can help you get an early grip on your construction projects. They will take your architect’s drawing and turn it into something a bit more tangible for you to look at. They can change colors, layouts, and other features until you feel confident that your future new home is exactly what you want.

Aging in place specialist.

Certified Aging in Place Specialist, like an SRES, has an educational background in helping seniors live their best lives at home. They can work with your realtor, homebuilder, or remodelerto ensure that your property is ready for you now and can grow with you as your needs change in the future.

How To Choose a Community

Choosing your home isn’t the only issue you’ll face as an older homebuyer. You also have to pay close attention to the community in which you plan to live out your golden years. 55+ communitiesare a great choice at this stage, and many offer no-maintenance exteriors and lots of community activities. You also won’t have to listen to teenagers hanging out on the street at night since children aren’t typically allowed. Unfortunately, you will also need to consider the negative implications of buying in a 55+ area; there is much less diversity and your adult children won’t be able to live in the home when you die unless they are 55 years or older.

When your plan is to build a custom home, each of the above professionals can lend their expertise through the process. Don’t count them out, and do utilize their experience to make the best choice for yourself. Remember, no matter how many times you’ve bought and sold before, this time is different. There’s a good chance this can be the last home you ever buy, and you want to get it right.
