How long does an SPF roof last?

Do SPF roofs last as long as other commercial roofs?
Business owners often ask our R&A Contracting team how long an SPF roof will last. The answer is it depends on if you do the regular maintenance. An SPF roof has a virtually limitless life-cycle with routine re-applications of UV-protection elastomeric coatings. How is that even possible?!
Durability of SPF roofs
Multiple studies have shown that SPF roofs will last several decades if you pressure wash and re-apply a top coat of protection. Other commercial roofing solutions often include panels, metal sheeting, flashing, fasteners, and vulnerable seams that can all fail over time. What makes SPF roof insulation such a durable roofing solution is its seamless construction. The dual compound of isocyanate and polyol fiber combine together and expand on contact. The liquid form of these two materials quickly invade and seal off any exposed cracks and joint areas. In a matter of minutes, the new SPF roof covering hardens into a solid umbrella of sorts over any roofing surface.
A very beneficial side-effect of SPF’s expansive settling is that it also bonds and strengthens existing roof construction. This helps reduce wind lift during extreme weather when applied as a roofing solution. SPF specialist Mason Knowles made this observation, “[SPF] ‘glues’ the whole building together, enhancing overall wind and pressurization resistance.” (Source)
A significant part of an SPF roof’s incredible longevity is the UV-protection surface coating. At R&A Contracting we use Lapolla Industries‘ Thermo-Flex elastomeric surface coating after applying Lapolla’s FOAM-LOK SPF insulation. The protective quality of Thermo-Flex helps prolong the life of both your roof and your SPF roofing solution, preventing unnecessary tear-off and landfill waste.
