Why should you schedule regular roof maintenance?

How often does your roof need maintenance?

Many business owners treat commercial roofing with the old adage “Out of sight, out of mind!” That is, until the roof starts leaking. The life-cycle of your commercial roof is directly connected to how often it’s inspected and how quickly and efficiently minor damage is recognized and repaired.

Storm and water damage isn’t the only threat to the life expectancy of your commercial roof. The sun’s harmful UV rays can cause tremendous damage over time as your roof ages and fractures. Standing water and debris can also pose a serious threat to your roof’s health. Algae can form on broken branches and standing water, which can then infiltrate your roof’s protective membrane. It’s best to remove any debris at the first opportunity.

A standard BUR (built-up roof) has a life expectancy of 30 years while a metal roof has a life expectancy of between 40 and 80 years. (NACHI) While those numbers may give more confidence to business owners, only 35% of roofs actually reach their life expectancy. (HOA) Our R&A Contracting team has found that a regularly-inspected (twice annually) commercial roof can last up to 50% longer.

Regular roof maintenance can help stop trouble spots before they become bigger headaches. A small tear in roofing material can create an entry point for water and storm debris to enter. It’s best to inspect and repair even the slightest tears before the rain comes crashing down inside.
