Exciting Liquid Rubber Coating Product Is a Game-Changer for Flat Roof Buildings

We are thrilled to announce we are adding a new-to-us product to our roofing repertoire. Now we are offering liquid rubber coatings from Inland Coatings. We truly believe these products will be game changers when it comes to commercial roof coatings.

This remarkable roof covering is essentially rubber that can be sprayed or brushed on to your roof. The application process is very similar in nature to the polyurethane foam coatings we use. However, these coatings offer many advantages. It is because of these advantages we believe this new product line will be a genuine game changer for commercial roofing systems.

Leaks Will No Longer Be a Problem

Roof leaks are often thought of as simply a cost of doing business for building owners or property managers with flat roofs. Flat roofs are often the choice of commercial building owners because they are much cheaper to construct when compared to their pitched roof counterparts. Many building owners, business owners, or property managers choose to go with flat roofs to save money on initial construction costs. They choose to take the gamble of spending a little money down the road every now and again to fix leaks or moisture issues.

Inland’s products make your roof nearly impervious to leaks or water damage. They form a monolithic or seamless seal on your roof the same way SPF foam does. Without seems, there is simply nowhere for water to penetrate.

How Buried Treasure Led Us to Our Latest Product

We regularly check in with our network of colleagues to stay on top of industry trends, find out if there are new, hot products we should know about, or to find out if there are new products we should steer clear of. A roofing colleague in Iowa was excited to tell us about a coating product he found after he cleaned out his warehouse. The barrel he stumbled upon contained a 16-year-old liquid rubber roof coating. When he opened the drum, he was pleasantly surprised to find the rubber coating looked good as new.

Our colleague had used it on one job 16 years ago. After taking a moment to ponder the job completed more than a decade ago, he realized that particular roof had not had any issues with leaks since the coating was installed. After hearing this exciting story, we knew we had to test this ‘wonder product’ for ourselves.

Sam, our owner and fearless leader got on the horn with Mike Dunn, VP of Sales at Inland, and after several phone calls, meetings, and product demos we were sold. This project was going to live up to our standards. We knew we had to add this phenomenal product to our lineup.

Goodbye to Cracks

Cracking is another Achilles’ heel for conventional coatings. Anyone who has ever taken a look at the gap between their driveway and garage floor can attest nearly all man-made structures shift over time and with changes in the weather. Oftentimes, in the winter homeowners will find their garage floor is substantially higher than their driveway. Winter freezing causes the ground underneath a structure to expand. Therefore, whatever is on top of the ground as it expands becomes elevated. On the other side of the equation, foundations and other building components can often settle as time passes. This can lead to certain parts of the building becoming slightly lower than they were originally.

Both of these types of structural shifting are nearly unavoidable. As structures shift, cracks in roof coatings can often develop as a result. Because Inland’s coatings are essentially rubber applied directly to the roof, they are able to flex with structural shifts, and they do not crack as other roof coverings might. This flexibility eliminates the need to have cracks resealed and makes water damage due to cracks a thing of the past.

Inland offers a 10 to 15 year warranty on most of the products in their lineup. As a building owner or property manager, having this worry free warranty gives you invaluable piece of mind. Once your roof is completed, you know you can tackle the rest of the things on your plate without having to worry about your building’s roof.

Energy Efficiency through Solar Reflectance

A building’s roof typically accounts for the largest part of its thermal envelope. Because it is such a large part of the thermal envelope, roofs have a tremendous impact on a building’s level of energy efficiency.

The flaw as far as energy efficiency is Concerned with most commercial roofing systems is absorption of solar energy. Most roofs will naturally absorb heat from the sun’s rays. As the roof heats up, the heat penetrates the roof and makes its way into the building. As a result, the ambient temperature in the building raises, and the building’s HVAC system has to work harder to keep the building at a consistent temperature.

Inland’s roof coatings are able to reflect a substantial amount of the sun’s rays. Therefore, the energy will not be absorbed by the roof and passed into the building. The coatings have an 87% Solar Reflectance Index or SRI. The Solar Reflectance Index measures a surfaces ability to reflect radiation. The higher the percentage of solar reflectance, the more energy efficient a particular material has the potential to be.

Ultraviolet and Fire Damage

Many roof coatings have one particular Achilles’ heel, ultraviolet radiation. Just like our skin, too much sun exposure can cause damage as time passes. Other coatings may require a fresh top coat from time to time to repair the sun’s damage. Just like sunscreen, the top coat needs to be reapplied every now and again to remain effective.

Inland‘s rubber coatings are not fazed by the sun’s rays. There is no need for a second coat due to damage caused by solar radiation. Once the membrane has had time to cure, your roof is ready to take on whatever mother nature can dish out.

If the worst-case scenario is avoided, and your employees are safe, damage to your building and property are your next major concern. All of Inland’s rubber coatings have a Class A fire rating. Any material with the Class A rating will be your best choice for significantly minimizing the speed at which the fire is able to spread.
