Many types of commercial metal roofs feature large panels or ‘sheets’ that are fastened into place to form the roofing surface. It’s at these seams or crevices that metal roofs can experience significant wear and tear over time.

High winds tug at fasteners, eventually loosening them or breaking the fasteners altogether. Once you decide to move forward with R&A Contracting, our team starts the first step in our Metal Restoration process for commercial roofing: tightening loose fasteners. We check the quality of the fasteners to ensure they’re still capable of holding on through any season. If any fastener does not meet our level of quality, they’re quickly replaced with new fasteners. Sometimes fasteners break, rust, or even are stripped out. Whatever the reason, we don’t take any chances with trusting a susceptible fastener. You deserve to have peace of mind when it comes to your roof. Once all the fasteners are tightened and meet our approval, we then cover each fastener with a urethane caulk. This places a solid sealant over each fastener and removes the risk of water or moisture seeping under the roofing material and penetrating the building’s upper interior. We also seal the side laps and end laps with the same urethane caulk.

Our goal is to create as much of a monolithic material through our sealants. We take the extra time to secure all the potential openings across your roof. How Spray Polyurethane Foam Works With Metal Roof Restoration

When the fasteners, side laps, and end laps are all sealed, we spray an elastomeric roof coating on the entire roof. This full covering acts as a solitary front of protection against the sun’s UV damage, wind, rain, ice, snow, and moisture. If the roof has structural issues, our R&A Contracting team can often apply spray polyurethane foam (SPF) over the affected area to reinforce its strength. If moisture has already caused condensation, we can spray SPF on the roof’s surface to further insulate the roof and eliminate condensation.
